These are the documents to gather, decisions to make, and forms to sign before your home goes live on the market. Your agent will walk you through each item — this checklist ensures nothing is missed and your listing launches on schedule.

Property Survey
Locate the survey you received when you purchased the home. It shows property boundaries and any easements. If you cannot find it, your title company or county records may have a copy.

Most Recent Mortgage Statement
A current statement showing your outstanding loan balance and monthly payment. This is used to prepare your net proceeds estimate so you know exactly what you walk away with at closing.

Most Recent Property Tax Statement
Buyers and their lenders will want to know the annual tax obligation. Your most recent Collin County Appraisal District tax statement covers this.

Any Prior Inspection Reports
If you had a home inspection when you purchased the property, or any inspections done since, please provide copies. Disclosure of known conditions protects you and reduces post-contract negotiation.

Copies of Any Transferable Warranties
Roof warranties, HVAC service agreements, appliance warranties, pest treatment bonds, or any other warranties that transfer to the buyer. These are selling points — buyers value them.

Copies of Any Active Leases
If any portion of the property is leased — a guest house, storage building, or any other arrangement — provide copies of the current lease agreements.

The data form that populates your listing on the Multiple Listing Service — bedrooms, bathrooms, square footage, features, HOA details, and more. You will review and initial for accuracy.

Showing Instructions
How would you like showings handled? Advance notice required? Certain hours or days only? Pets to be secured or removed? Dogs to be crated? We will set this up in the showing service so every agent follows your rules automatically.

Home Warranty Offer
Will you offer a residential service contract (home warranty) to the buyer? Sellers who include a one-year warranty typically receive stronger offers and fewer post-inspection repair requests. Your agent will recommend coverage and provider options.

Lockbox Placement Authorization
A Supra electronic lockbox on the front door allows licensed agents to schedule and show the property through Broker Bay. Every showing is tracked, timestamped, and reported to you in your weekly report. Your approval is required before placement.

Seller's Net Proceeds Review
Before signing the listing agreement, review your estimated net proceeds — what you will receive after paying off your mortgage, commissions, closing costs, and any agreed seller concessions. Make sure the numbers work for your next move.

Vacant Property Plan (if applicable)
If the home will be vacant during the listing period, we will discuss: keeping utilities active for showings, maintaining the lawn and landscaping, insurance coverage for vacant properties, and periodic walk-through inspections.

Declutter & Depersonalize
Remove family photos, personal collections, and excess furniture. Buyers need to visualize themselves in the space. Less is more — every item removed makes the home look larger and more neutral.

Deep Clean — Inside & Out
Professional-grade cleaning of all interior surfaces, windows inside and out, garage floor, driveway, and exterior entry. The home should be in model-home condition on photography day and maintained throughout the listing period.

Curb Appeal Check
Mow, edge, and trim all lawn areas. Fresh mulch in beds. Front door freshened up. Entry area clear and welcoming. The exterior front shot is the first image buyers see — it determines whether they click through to see the rest.

Address Any Known Repairs
Fix leaky faucets, replace burned-out bulbs, repair doors or drawers that don't close properly, touch up scuffed paint. Buyers notice small deferred maintenance and use it to negotiate. Addressing it before listing costs less than conceding it in a contract.

Pre-Listing Home Inspection (W.I.S.E.R. Home Program)
An optional but strongly recommended independent inspection before listing. Eliminates surprises during the buyer's inspection period and gives you the opportunity to repair or disclose on your terms — not under contract pressure.
